- Set aside brown sugar, nuts, and cinnamon.
- Grease the bottom of a 13 x 9-inch baking pan.
- In a large bowl, mix all ingredients except the brown sugar, nuts, and cinnamon. Beat well for 2 minutes.
- Pour one-third of the batter into the prepared pan.
- Sprinkle with half of the brown sugar, nuts, and cinnamon mixture.
- Pour the remaining batter over the first layer.
- Sprinkle with the remaining brown sugar, nuts, and cinnamon mixture.
- Bake at 350°F (175°C) for 30 to 40 minutes.
